Rani Quay Apartments, SPEERS POINT NSW
Acting as a buyer agent Garry represented seven buyers including himself and achieved 20% discount off Valuation. Then project managed the full refurbishment the 17 Unit Blockloacted at 194 The Esplanade Speers Point NSW (Lake MacQuarie) With a budget of $1.5m to refurbish the building as well as renovating internally Unit 13, spending $240,00.
Unit 13 was bought for $400K and sold for $1.225m
2019 - 2022
Sunburst Estate, TERALBA NSW
Sunburst Estate was developed in 2020 to 2022. MaxDwell bought the site on behalf of the developer, secured the finance, project managed and assisted in selling off 16 Lots retaining one Lot (lot 10) for future development. The Project was secured, post Auction for $1.35m realising close to $5.0m in Land Sales and Value.

Once developed the gross realsiation will be approximatelt $11.5M This project is an example of a syndicate of MaxDwell Clients investing in one project.
2007 -2011
Merchant Square Apts, ULTIMO NSW
In 2007 acting as a buyer agent Garry Braams purchased 18 apartments "Off Plan" at 15% off the asking price on a bulk buy basis. All buyers benefitted from the uplift in value on settlement. Assisting in the ongoing sales for the developer MaxDwell's Licensee Garry Braams sold 94 apartments using a Network of Agents in the process.
2014 - 2017
Eastside Apts, CHARLESTOWN NSW
Garry Braams was appointed as marketing agent for Eastside Apartments, in Charlestown, selling 49 apartments of the 83 apartments within the project. Arranging $3m in funding to secure the project for the developers as well as buying apartment 706 for $425,000 in 2014. Unit 706 was sold in 2022 for $742,000 an uplift of $317,000.

102/8 Charles St, CHARLESTOWN NSW
Contracted by the owner of apartment 102, MaxDwell's mission was to prepare the apartment for Short Stay management by a Host Specialist Managing Agent operating in Newcastle. With a Budget of between $15,000 to $20,000 including labour the apartment was ready and fully fitted out ready for occupation in 12 Days for just under $17,000.
2011 - Ongoing
11 Geelong Road CROMER NSW
While building a new home in 2011 for his Family Garry fitted out his first Short Stay Apartmen, called Mavericks Retreat. With wife Jacqui, the apartment has been yielding approximately $40,000 per annum on average for 11 years.
Costing approximately $20,000 to prepare and occupying only 15% of the house this Short Stay pays for most of the mortgage.
